Xpo is designed around Investment strategies. There are four strategies - Buy and Hold, Buy and Sell, and for the more technically inclined, Build and Hold and Build and Sell. This means that you get to focus on the strategy that you are using at the time, and removes un-necessary clutter from the page.

Xpo is rich with preset values that speed up your calculations. All of these can be set as default values by the user, which puts you completely in control of each calculation.

Xpo 5 enables you to record all your costs, automating calculations wherever possible. Xpo 5 calculates the gross return, net return and R.O.I. on your properties, makes capital growth projections and for properties with a sell focus, automatically calculates your holding cost and estimates C.G.T. according to current Australian law.

Keep track of your properties with our Portfolio Manager. Create reports for your own records or for your accountant or finance provider.

Most of the fields on this page can be pre-set as defaults, greatly speeding up your property calculations especially if you are following a set strategy.

Transaction stamp duty and Mortgage stamp duty calculate automatically based on stamp duty rates for each state.

 

If your strategy is Buy & Hold, this is where you will want to spend some of your time.

A key issue in successfully managing 'Hold' properties is cost containment. This page is where you can record and manage all your recurrent costs. Many of these can also be set as defaults - very useful if you are buying properties of the same type or in the same area.

Xpo 5 also provides a comprehensive view of future projections for each property, based on a range of growth indexes that you can select. Press 'Go' and a page will open that gives you an overview of six key indicators of the state of your investment over the next 1-20 years.

 

If you are planning to Buy and resell after perhaps renovating or even just holding for a while, the 'Sell' page will assist your future planning.

Keep track of the cost of selling: Xpo automatically calculates the agents commission you will pay, based on rates you have previously entered.

Holding cost is automated based on figures used on the previous page.

Xpo 5 also includes a comprehensive Capital Gains Tax estimator based on current Australian tax law. Refer to your taxation professional before making any investment decision.
